How much do I need for a down payment?

Conventional loans go as low as 3% for qualified first-time buyers, FHA is 3.5%, and VA and USDA can be $0 down. Twenty percent down avoids mortgage insurance but is not required.

What credit score do I need?

Most conventional programs start around 620; FHA can go lower. Higher scores get better pricing. If you’re not there yet, Kayla can show you what specifically moves your score.

What is included in my monthly payment?

Principal, interest, property taxes and homeowners insurance (P.I.T.I.), plus mortgage insurance if you put less than 20% down, and HOA dues if the property has them. The calculator on this site shows all of it.

Can I get help with the down payment in Wisconsin?

Qualified buyers may be eligible for WHEDA down payment assistance — a second mortgage that helps with down payment and closing costs, subject to income and purchase-price limits. Kayla checks eligibility in your first conversation.

What will my rate be?

It depends on your credit, down payment, loan type and the market on the day you lock — which is why this site shows only clearly-labeled sample rates. Kayla will quote real options, with the APR, for your actual scenario.

How long does pre-approval take?

Often within a business day once Kayla has your documents. The first conversation can happen today.

How long from offer to closing?

About 30 days is typical for a purchase; it can be faster with a clean file and cooperative timelines, or longer if the contract calls for it.

Should I wait for rates to come down?

Nobody can time rates. The honest approach: buy when the payment fits your life, and refinance later if rates fall. Kayla will tell you plainly if waiting makes sense for you.

When should I talk to a lender — before or after I find a house?

Before. Pre-approval takes a day and makes your offer real; without it, you can lose the house you finally found to a buyer who did the paperwork first.
