Most of the stress in buying a home is not knowing what happens next. Here’s the whole thing, in order, with what Kayla handles so you don’t have to.

01Day 1

The conversation

A text or a call. Kayla asks about income, credit, savings and what you’re hoping for — and tells you honestly where you stand.

021–2 days

Pre-approval

A short online application through Fairway’s secure system, a few documents, and a pre-approval letter you can shop with.

03Your pace

House hunting

Tour with your agent. Any address you like, Kayla re-runs the full payment — taxes and insurance included — same day.

041–3 days

The offer

Your agent writes it, Kayla backs it with an updated letter, and she’s available to the listing agent if they have questions about your financing.

05Week 1–2

Processing & appraisal

Rate locked, appraisal ordered, title work started, and your file assembled for underwriting. Kayla tells you exactly what’s still needed.

06Week 2–3

Underwriting

An underwriter reviews everything. Conditions come back; Kayla translates them into plain English and helps you clear them fast.

07Week 3–4

Clear to close

The best three words in mortgage. Final numbers are reviewed together — no surprises — and closing is scheduled.

08~30 days

Closing day

Sign, fund, keys. Then the part nobody mentions: Kayla stays reachable after closing, for questions in year one and beyond.

Typical purchase timelines run about 30 days from accepted offer to closing; yours may be shorter or longer depending on the property, the contract and how quickly documents come in.

How you’ll hear from Kayla

Updates at every milestone — not silence until closing.

You’ll know when your file goes to underwriting, when the appraisal comes back, when you’re clear to close, and what’s needed from you at each turn. Text is the default; call or email if you’d rather.
